As temperatures soars above 90 degrees again, it’s crucial that your AC system operates at its optimal level to maintain your comfort. To help you do this, we’d like to share a few suggestions.

Firstly, try to avoid over cooling your home, as this can potentially cause your AC unit to freeze and cease working. Even on the hottest days, we recommend setting your thermostat to a comfortable 74 degrees if possible. This balance allows your unit to work effectively without overtaxing the system.

Secondly, maintaining a clean furnace filter is vital for the efficient running of your AC system. A clogged filter can restrict airflow, causing your system to work harder and consume more energy, which could lead to increased utility bills. Please remember, it’s the tenant’s responsibility to clean or replace the furnace filter. If we need to call an HVAC vendor and a dirty filter is the primary cause of the service call, the charge for the service will be billed to the tenant. We genuinely wish to avoid this, so please make sure your filters are clean.  If you do not know how to change your filter please contact us.

Lastly, keeping your AC unit clean is crucial. Consider using a hose to gently wash away any accumulated debris or contaminants from the unit. For most homes, this should ideally be done once a year. However, if your home is in proximity to cottonwood trees, it might be necessary to clean your AC unit twice during the summer due to increased debris.
